Mould Cleaning vs Remediation: When Wiping Is Not Enough

Cleaning removes visible surface growth. Remediation is a broader process that considers the affected materials, safe removal or treatment, and the moisture conditions that allowed mould to develop.

WHAT CLEANING CAN ACHIEVE

A very small, isolated surface patch caused by a short-lived event may sometimes be cleaned safely using an appropriate product and the manufacturer's instructions. The area should then be monitored.

Painting over mould or repeatedly wiping the same patch is not a long-term solution when moisture remains.

WHEN CLEANING ALONE IS UNLIKELY TO BE ENOUGH

Professional help is sensible where growth is widespread, keeps returning, affects porous materials, follows significant water damage or is associated with a persistent musty smell.

Hidden growth may be present behind furniture, finishes or within voids. Disturbing affected material without suitable precautions can spread debris.

REMEDIATION STARTS WITH MOISTURE DIAGNOSIS

The cause may be condensation, a leak, penetrating damp, a cold bridge or a combination of factors. Humidity, ventilation, heating, surface temperatures and building defects should be considered together.

Removing visible mould without addressing that cause creates a strong risk of recurrence.

SAFE WORKING AND CONTAINMENT

The appropriate method depends on the area, material and level of contamination. Work may require isolation of the area, suitable protective equipment, controlled removal and careful cleaning.

Occupants with health concerns should seek advice from an appropriate healthcare professional.

THE BUILDING MAY ALSO NEED REPAIRS

Defective extraction, leaks, damaged seals, cold surfaces or saturated materials may require remedial work. Ventilation is important for condensation but will not repair water entering through the building envelope.

WHY RECURRENCE CANNOT BE GUARANTEED AGAINST

Future mould risk depends on moisture production, heating, ventilation, maintenance and later building defects. Mould treatment must therefore not be described as a guarantee against every future recurrence.
