Damp Around a Chimney Breast: Causes, Checks and Repairs

Damp around a chimney breast can result from rainwater entry, defective flashings, porous masonry, condensation, plumbing defects or salts left by historic combustion. The visible stain does not identify the cause, so investigation should come before replastering or damp-proofing work.

WHY CHIMNEY DAMP NEEDS CAREFUL DIAGNOSIS

Chimneys pass through several parts of the building and are exposed above the roof. Moisture may enter at the stack, track down internally or form where a disused flue remains cold and poorly ventilated.

COMMON CAUSES OF CHIMNEY-BREAST DAMP

Common defects include damaged flashing, cracked flaunching, open joints, defective pots or caps, porous brickwork and leaking gutters close to the stack. A blocked or unventilated flue can also contribute to condensation.

Where a fireplace has been removed, changes to ventilation can leave the remaining flue colder and more prone to moisture.

CLUES THAT HELP IDENTIFY THE SOURCE

A patch that worsens after rain suggests external water entry. Dampness associated with cold weather and limited airflow may indicate condensation. Brown or yellow staining can relate to hygroscopic salts, but appearance alone is not conclusive.

The survey should compare internal patterns with the roof, stack, chimney position, weather exposure and flue condition.

WHY SALTS CAN CONFUSE THE PICTURE

Historic combustion deposits can contain salts that attract moisture from the air. These may continue to mark new plaster even after a leak is repaired. The correct finishing system should therefore reflect both the repaired defect and any remaining contamination.

WHAT SHOULD BE CHECKED OUTSIDE

Roof coverings, flashing, pointing, render, flaunching, pots, caps and nearby rainwater goods should be inspected where safely accessible. Repairs at roof level should be carried out by a suitably competent contractor.

WHAT AN APPROPRIATE REPAIR MAY INVOLVE

The work may include repairing external defects, improving safe flue ventilation, allowing the structure to dry and replacing contaminated finishes with a suitable specification. DPC injection is not automatically appropriate for a chimney-breast patch.
