Damp-Proof Course Injection: When Is It the Right Treatment?

A chemical damp-proof course can be an effective part of a rising-damp repair, but it is not a universal solution for every low-level damp mark. The building, moisture pattern and existing construction must be assessed before treatment is specified.

WHAT A DAMP-PROOF COURSE DOES

A damp-proof course forms a barrier intended to restrict moisture rising through masonry from the ground. In many modern buildings it is a physical layer. Where an older wall lacks an effective barrier, a compatible injection system may sometimes be installed.

WHEN INJECTION MAY BE APPROPRIATE

Injection may be considered where evidence supports rising moisture and the wall construction is suitable. The survey should examine the height and distribution of moisture, salts, external levels, the existing damp-proof course and other possible water sources.

The product and installation method must suit the wall. Rubble-filled, unusually thick or highly variable masonry may need a different approach or additional investigation.

PROBLEMS THAT CAN LOOK LIKE RISING DAMP

Bridged damp-proof courses, high paving, leaking pipes, defective gutters, penetrating damp and condensation can all create low-level moisture. Contaminated plaster can also remain hygroscopic and attract moisture after a previous leak.

Injecting a wall without correcting these issues can waste money and leave the actual defect unresolved.

WHY PREPARATION AND DETAILING MATTER

Correct drill spacing, depth and installation height are important, but they are only part of the work. External ground levels and internal floor junctions need checking. The new barrier must not be bypassed by damp plaster, debris or adjoining materials.

Drying is gradual. Timescales vary with wall thickness, construction, heating, ventilation, weather and initial saturation, so a precise drying period cannot be guaranteed.

WHAT A COMPLETE REMEDIAL SYSTEM MAY INCLUDE

Where rising damp is properly diagnosed, the work may combine an injected damp-proof course with removal of salt-contaminated plaster, a suitable membrane or replastering specification, and correction of bridging defects.

A damp-proof course will not repair a leaking gutter, cracked render or defective roof. Those causes require their own repairs.

Any guarantee should relate to the qualifying installed system and its stated terms. It should not be presented as a promise against every future damp problem, especially where later leaks, alterations or maintenance failures could introduce new moisture.
