Bridged Damp-Proof Courses: Ground Levels, Render and Hidden Moisture Paths

A damp-proof course can only restrict rising moisture when water cannot bypass it. High paving, external render, internal screeds or debris in a cavity can create a bridge that carries moisture around an otherwise serviceable barrier.

WHAT DPC BRIDGING MEANS

Bridging occurs when a damp or absorbent material connects masonry below the damp-proof course with the wall or finish above it. Moisture then has a route past the intended barrier.

EXTERNAL GROUND LEVELS

Paving, soil or decking that finishes too high against a wall can expose masonry above the DPC to splashback and direct moisture. Drainage, falls and the relationship between ground level and internal floor level should be assessed.

Lowering levels or forming an appropriate drainage detail may be required, but excavation must consider foundations and other site constraints.

RENDER AND FINISHES

External render that continues below the DPC or touches the ground can create a moisture bridge. Cracked or poorly detailed render can also contribute to penetrating damp.

The solution may involve removing or terminating the render correctly and forming a suitable drip detail rather than injecting another DPC.

INTERNAL BRIDGING

Solid floor screeds, plaster, skirting, debris or cavity insulation can bypass a barrier internally. Wall-to-floor junctions require particular attention when new membranes or floors are installed.

SIGNS THAT NEED INVESTIGATION

Low-level staining, salt deposits, damaged skirting and recurring plaster failure can be consistent with bridging, but they are not conclusive. Plumbing leaks, penetrating damp, condensation and hygroscopic salts can create similar symptoms.

WHY INJECTION MAY NOT BE THE ANSWER

Installing a chemical DPC without removing the bridge can leave the moisture pathway unchanged. Electrical meter readings alone should not be used to justify injection.

HOW THE DEFECT MAY BE CORRECTED

Repairs depend on the bridge. They may include adjusting ground levels, improving drainage, removing render below the correct termination, separating internal finishes or connecting a floor membrane to the wall system.

The work should be specified after the construction and moisture source are understood.
