Can You Stay at Home During Damp-Proofing Work?

Many damp-proofing projects can be completed while the property remains occupied. The practical answer depends on the rooms affected, the repair method, access requirements and whether plaster, floors or damaged timber must be removed.

MOST HOUSEHOLDS CAN STAY FOR LIMITED WORK

Work confined to one wall or one room can often be isolated and completed in stages. Other rooms may remain usable while protection, removal and reinstatement take place.

A survey and clear scope should explain which areas will be unavailable and for how long. The decision should be based on the actual repair, not a blanket promise.

WHAT MAKES A JOB MORE DISRUPTIVE

Extensive plaster removal, work across several rooms, restricted access and repairs affecting the only kitchen, bathroom or main route through the home can make occupation difficult.

The active remedial work and the later drying period are different. A room may be safe to access after work finishes while walls still require time before final decoration.

PLASTER REMOVAL AND DUST

Removing failed or salt-contaminated plaster creates noise, dust and waste. Floors and belongings should be protected, and the work zone should be separated where reasonably possible.

Furniture, curtains and personal items may need moving in advance. Additional labour or delay can arise if safe access has not been provided.

FLOOR AND TIMBER REPAIRS

Opening suspended floors or replacing decayed joists can temporarily remove safe access to a room. The extent is sometimes clearer only after floorboards are lifted and concealed timber is inspected.

If new damage becomes visible, it should be explained and agreed before additional work proceeds. Timber repair must include correction of the moisture source.

CHILDREN PETS AND VULNERABLE OCCUPANTS

Families may prefer temporary alternative accommodation during the noisiest or dustiest stage, particularly where babies, elderly people, pets or occupants with respiratory sensitivities are present.

The decision is about practical exposure and access as well as whether the building remains technically habitable. Individual health concerns should be discussed with an appropriate medical professional.

HOW GOOD PLANNING REDUCES DISRUPTION

A room-by-room sequence, clear working hours, floor protection and prompt waste removal can make occupied projects easier. Heating, ventilation and access requirements should be agreed before the start date.

Drying cannot be guaranteed to a fixed timescale. Weather, humidity, construction and occupant conditions all influence the process.

QUESTIONS TO ASK BEFORE WORK STARTS

Ask which rooms must be cleared, whether floors will be opened, which services remain available and when the dustiest stage will occur. Confirm who is responsible for moving furniture and what reinstatement is included.

The quotation should separate the remedial system, associated building repairs and finishing work so that expectations are clear.
